Whether a plot, home, shop, apartment or entire square is very simple and straight forward. (Transfer process is the same for all Bahria Town projects.)
Once seller and purchaser have settled on the selling price. A purchase agreement between the two parties is signed either directly or through the Estate / Property Dealers.
The seller is given an advance (bay ’ana), the same as stated in the selling agreement while the remaining sum is paid on the agreed transfer date. The documents needed by each Party are also listed in this post.
The method of moving property in Bahria Town’s project is pretty easy regardless of whether you invest in parcels or houses. The transfer process for all Bahria Town ventures is the same while the amount of transfer charge for the various types and sizes of properties is various.
No Demand Certificate is also known as NDC is a document containing the exact amount of the transfer fee along with details of any unpaid charges against the real estate. It is basically a document that the seller acquires and one can easily apply for NDC by simply filling out a form available at Bahria Town’s Customer Support Center.
The department concerned normally takes around 48 hours to issue this NDC. So, here it is recommended that you apply for this document at least two days before the date of the final transfer. It’ll be valid for 15 days once NDC is issued.

It is a must that the seller is present on the spot at the time of the transfer, however the rules for the buyer vary. If he can’t come to the transfer himself, the buyer may ask his representative to simply turn up at the transfer with a valid Authority Letter printed on Rs.20 stamp paper. The Authority Letter may be rendered on a plain paper if the buyer is abroad and should be checked by the Pakistan Embassy later.
The application form of the Transfer of Registration Fee will need to be completed. This will also be used to add the No Demand Certificate (NDC) and the initial customer copy of the Booking Form. The CNIC will also be expected to copy the Buyer, Seller, and Candidate originals along with their current photographs.
After the papers are handed over, Bahria Town will then move the property to the name of the claimant along with the liabilities, deposits and rights as set out in the Terms and Conditions that will be enforced in the future by Bahria Town. It is necessary to remember that the transfer listed here concerns registration only, and in the immediate future plot / home / apartment transfers will be allocated. Where there are any inconsistencies about documents or due payment, either the representative or their respective heirs will make them perfect.
